ZONING MAP OR MAPS ESTABLISHED BY SECTION 3s' , 401
OF' THE CHULA VISTA CITY CODE, REZONING THAT CERTAIN
FROrERTY LOCATED AT THE SOUTH�4EST CORNER OF BONITA ROAD
AND SANDALWOOD DRIVE FROM R-3-D to R-1

SECTION I : ThaL che Zoning Map or Maps , es "tablished by
�°c-�on 3Y : 40i or che Chu1a Vista City Code be hereby amended by
ac3�E�g cher�to the following zoning changes :
That that certain property, consisting of two lots , located
at the southwest corner of Bonita Road and Sandalwood Drive , be and the
same is hereby rezoned from R-3-D to R-1, in accordance with Planning
Commission Resolution No. PCZ-73-H, adopted on the 27th day of June, 1973 ,

SECTION II : That any and all ordinances heretofore adopted

FROM C-T AND R-3 TO I-L
WHEREAS, the City Planning Cortmission determined the necessity of con-
sidering a change of zone for the area located on the east and vrest side of I
Ik'alnut Avenue, north of Palomar Street and south of *_he San Diego Gas and
Electric Company easement, in order that the zone designation and Chula Vista I
General Plan would be in conformance, and !
WHEREAS, the Planning Comnission set the time and place for a hearing '
on said rezonin9, and notice of said hearing, together with its purpose of con- ,
sidering rezoning of said property from C-T and R-3 to I-L, vias given by the
publication in a newspaper of general circulation in the City at least ten days
prior to the date of said hearing, and
WHEREAS, a hearing was held at said time and place, namely 7:00 p.m.,
January 15, February 5, April 16, 14ay 21 and Jun2 27, 1973, in the Council Chamber,
Civic Center, before the Planning Comnission and said hearing was thereafter
closed.
NOId THEP.EfGkE BE IT RESOLVED AS FOLLOWS:
1. From facts presented to the Commission, the Commission finds that
public necessity, convenience, general vrelfare and good zoning practice require
the change of zone for the area located on the east and west side of Walnut
. Avenue, north of Palomar Street and south of the San�Diego Gas and Electric '
Company easement, from C-T and R-3 to I-L, and the setback established at 20 '
feet on Watnut Avenue in accordance with the Zoning Ordinance. ,
_ 2. The findings of fact in support of said determination are as follows:
a. Light industrial zoning viill encourage consolidated development I
• and generate less traffic than would comnercial zoning. � '
b. The subject properties are separated from residential areas to
the north and south. Adequate separation to the east can be
obtained with existing development standards/

c. Walnut Avenue does not lend itself to C-T zoning since it is �
_ ,
not a thoroughfare. ,
. 3. The Planning Comnission recomnends to the City Council that said j
change be granted. �
