DATED ; C_ ty Clerk � t5u�uiiur� nu. ��c-iz-K- � is� I I ' RESOLUTION OF THE CITY PLANt�ING COt•1MISSIOW RECOh1h1ENDItlG TO THE CITY COUNCIL THE CHAIJGE OF ZONE FOR APPROXIMATELY 200 ACRES LOCATED fdORTH OF OTAY VALLEY ROAD, G00 FEET EAST OF f3RAt•JDYt•lINE AVENUE IdHEREAS, State law directs that all local municipalities bring their zoning into consistency with their General Plan by January, 1973, and t•:HEREAS, the zoning of 200 acres located north of Otay Valley Road, 600 feet east of Brandywine Avenue is not in accordance a�ith a proposed revision to the General Plan, and 41HEREAS, the Planning Commission set the time and place for a hearing to consider a change of zone, and notice of said hearing , together with its purpose �•ras given by the publication in a neaispaper of general circulation in the City at least ten days prior to the date of said hearing, and l•lHEREAS, a hearing Y�as held at said time and place, namely 7:00 p.m. December 4 and 11 , 1972, Council Chamber, Civic Center, 276 Fourth• Avenue, before the Planning Commission, and said hearing aias thereafter closed. tJ0!�! THEREFORE BE IT RESOLVED AS FOLLOI•JS: 1 . From facts presented to the Commission, the Commission finds that public necessity, convenience, general Y�elfare and good zoning practice require the change of zone for 200 acres located 600 feet east of Brandyt•iine Avenue, on the north side of Otay Valley Road and extending approximately 1320 feet to the north (as shot•m on attached plat) from A-8 to I-P. 2. The findings of fact in support of said determination are as folloo+s : a. The topography is relatively flat and rises sharply to the north at the boundary of the proposed zone which will isolate this industrial zone from the residential zone to the north. b. The properties have good access from I-805. c. Lots are relatively large �•rhich will encourage good site design. 3. The Planning Commission recormnends to the City Council that said change be granted. 4. That this resolution be transmitted to the City Council .
