IJHEREAS, State la�v directs that all local municipalities bring their zoning into consistency tiaith their General Plan by January, 1973, and 41HEREAS, t�•io small parcels of property located east of North Fourth and Nighland Avenue, adjacent to the State 54 on and off ramps, are not zoned in accordance with the General Plan desi9nation, and tJHEREAS, the Planning Commission set the time and place for a hearing to consider a change of zone, and notice of said hearing , together �aith its purpose, �•�as given by the publication in a ne�•rspaper of general circulation in the City at least ten days prior to the date of said hearing, and WHEREAS, a hearing v�as held at said time and place, namely 7:00 p.m. , December 4 and December 11 , 1972, Council Chamber, Civic Center, 276 Fourth Avenue, before the Planning Conunission, and said hearing �vas thereafter closed. NOW THEREFORE BE IT RESOLVED AS FOLLO;•!S: 1 . From facts presented to the Cormnission, the Commission finds that public necessity, convenience, general arelfare and good zoning practice require the change of zone for two parcels of property located east of North fourth and Highland Avenue, ad 'acent to the State 54 on and off ramps , from C-T-F to I-L-F. (See attached plat. � 2. The findin5 of fact in support of said determination is .as follows : a. Due to freeway construction, these properties will not have any orientation or access to North Fourth or Highland. Their primary access and orientation will be to the I-L zoned area to the east. 3. The Planning Commission recomnends to the City Council that said change � be granted. • 4. That this resolution be t�ansmitted to the City Council .
