That that certain property, consistinq of approximately 23
acres located 370 feet east of National Avenue to North Fifth Avenue,
north of State 54 Freeway to the City boundary, be and the same is
hereby rezoned from C-C-F to I-L-F, in accordance with Planning
Commission Resolution No. PCZ-72-R- (1) , adopted on the llth day of
December, 1972,

CITY COUPlCIL THE CHAt�GE OF ZOIJE FOR APPROXIh1ATELY 23 ACRES LOCATED

WHEREAS, State law directs that all local municipalities bring their zoning
into consistency with their General Plan by January, 1973, and
4JHEREAS, property located approximately 370 feet east of National Avenue to
North fifth Avenue, north of State 54 Free���ay to the city boundary, �vas not
zoned in accordance �•iith the General Plan designation of Research and Limited
Industrial , and
41HEREAS, the Planning Commission set the time and place for a hearing to
consider a change of zone , and notice of said hearing , together o-�ith its purpose,
�•ias given by the publication in a newspaper of general circulation in the Gity
. at least ten days prior to the date of said hearing , and
41HEREAS, a hearing ��ias held at said time and place, namely 7:00 p:m. ,
December 4 and December 11 , 1972, Council Chamber, Civic Center, 276 Fourth
Avenue, before the Planning Commission, and said hearing was thereafter closed.
t�Ol•J THEREFORE BE IT RESOLVED AS FOLLOI•1S :
1 . from facts presented to the Commission, the Commission finds that public
necessity, convenience, general welfare and good zoning practice require the
change of zone for approximately 23 acres located 370 feet east of National
Avenue to North Fifth Avenue, north of State 54 Freeway to the city boundary,
from C-C-F to I-L-F Zone. (See attached plat. ) /
2. The findings of fact in support of said determination are as follows:
a. This change aiould bring the area into conformance o�ith the General
Plan.
b. The current land use of a drive-in theater �aould be allowed in the
I-L Zone and redevelopment would likely take place in an industrial land
use.
3. The Planning Commission recomnends to the City Council that said change
be granted.
4. That this resolution be transmitted to the City Council .

this llth day of December, 1972, by the follo�•ring vote, to-rrit:
