Avenue from 15 feet to 10 feet, in accordance with Planning
Commission Resolution No. PCZ-73-A, adopted on the 8th day of
January, 1973

AT THE SOUTHEF�ST CORNER OF FOURT{i AVENUE Ai�D CENTER STREET

t•lHEREAS, the City Planning Commission deterinined the necessity of
considering a change of zone for approximately 2.2 acres located at the
southeast corner of Fourth Avenue and Center Street in order that the zone
designation and Chula Vista General Plan would be in conformance, and
41HEREAS, the Planning Corrnnission set the time and place for a hearing on
said rezoning, and notice of said hearing , together with its purpose of considering
rezoning said property from R-3-D to C-O-D, was given by the publication in a
ne���spaper of general circulation in the City at least ten days prior to the date
of said hearing, and -
:JHEREAS, a hearing was held at said time and place, namely 7:00 p.m. ,
January 8, 1973, in the Council Chamber, Civic Center, before the Planning Commis-
sion and said hearing was thereafter closed.
NOW THEREFORE BE IT RESOLVED AS FOLL041S:
1 . From facts presented to the Correnission, the Cormiission finds that public
necessity, convenience, general welfare and good zoning practice require the
change of zone for 2.2 acres located at the southeast corner of fourth Avenue
and Center Street from R-3-D to C-O-D and a change in the front yard setback adjacent
to Fourtn Avenue from 15 feet to 10 feet.
2. The findings of fact in support of. said determination are as follo�•is:
a. The General Plan designates this area in the professional and
administrative office category.
b. The C-0 zoning is compatible with the zoning and land use along
Fourth Avenue in the vicinity of this property.
c. The 10 foot setback �aould be consistent ��iith the setback permitted
in the C-0 zone and the setback granted in similar cases in the vicinity
of this property.
3. The Planning Commission recommends to the City Council that said
reclassification be granted.
4. That this resolution be transmitted to the City Council . ��
