• TION OF LEASE
� THE CITY .COUNCIL OF THr� CITY OF CHULA VISTA DOES HEREBY' RESOLVE
AS FOLLOWS: �
That certain lease• between THE COUNTY' OF SAN DIEGO and the

CITY OF CHULA VISTA, dated August 25th, 1951, a copy of which is
attached hereto and by this reference incorporated herein, is
hereby. approved, and the Mayor and City Clerk of the City of Chula
Vista are hereby authorized and directed to execute the same for
and on behalf of tlie City of Chula Vista.

between the County oi Sar! Diego, Lessor, and the City o£ Chula Vista,
Lessee, witnesseth:
That, in consideration of the paysent of tne rents and the Der-
foraaz�ce o£ all the covenants herein contained by the lessee, the said
lessor hereby does demise and lease to the said lessee the following
described real property in the County of San Diego, State of California,
to wit:
The South 47 feet of the East 155 feet of the
West 1/2 of Lot '7 in @uarter Section 13'7 in
the City of Chula Vista according to ��p No.
505 filed in the o£fice of the Eecorder o£ San
Diego County, also shown as ?,ot �-J Blk 13'] on
the County Assessor's A7ap Ido. 25-A�
for the terci of ten (10) years from the Z5th day of E�ust �
1951 to the 2 th day of Aukust , 19b1, at the yearly rental
of thirty dollars (�30.00), current lawful money of the United States
of America, and so in proportion £or any less time, payable annually in
advance on the anniversary of the month and day o£ the execution o£ this
instrument.
p.nd the said lessee does hereby promise to pay the said yearly rent
herein na�ed to the lessor�s Director oP Public Works; and not to assign
this lease or any part thereof, nor let or underlet the e�hole or any
part o� said premises, nor commit any waste on said premises or permit
any waste to be coammitted thereon, nor cause or permit any nuisance to
be co�itted thereon.
, And the lessee �ay improve the grade and maintain t he surFace of
said premises in t he condition necessary to use the premises for a public
parking area, and does hereby promise that d+u�ing the_life of this lease
the lessee shall make no substantial change in this use, or pereiit a
substantially different use, or m3ke any other i�provements or install
any fixtures without the prior written approval of the lessor's Director
- of Public ivorks. Any such iciprovements r!ade on the premises or fixtures
' installed on such premises may be removed by the lessee during the life
of the leese; any such i�prove�ents or fixtures not so resoved prior to

the termination of this lease shall become the oroperty o£ the lessor.
And this lease shall termi.nate and the lessee wi11 pe2ceablp and
quietly quit and surrender the premises to the lessor in as good order
as he received them, reasonable use and wear thereof and damage by the
elements exceated on any o£ the following contingencies:
(1) At the expiration of the term as pmvided herein.
(2) Upon either narty giving the other n=nety (90) days written
notice of its intention to tersinate the lease; such notice being
- s•afficient if regularly �ailed registered mail prepaid; to tne lessor
to Director of Public i�iorks, County of San Diego, Building $, 4005
Rosecrans, Saa Diego 10, California, to the lessee to City Admi.nistration
0£ficer, City o£ Chula Vista, Chula Vista, California.
�3 ) Upon the termination of the lessor�s estate in the above
described Dremises.
And prior to entering into possession under this lease and at all
times during the li£e of this lease the lessee shall pnrchase and maintain
public liability insurance in the amounts o£ �50,000.00 and �100,000.00
- �d property da�age insurance in the aznount of $5,000.00 naming lessee
and lessor as co-insured and as approved by lessor�s Director of Public
Works.
And during any time the lessee may hold over after the termination

shall acauira no rights to isprovements nade during such period or to
any new term o£ occupancy or to any notice o£ default o£ the terms of
this lease.
