RESOLUTION NO. 3966
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA
APPROVING THE TENTATIVE MAP OF A SUBDIVISION TO BE KNOWN
AS HILLTOP TERRACE SUBDIVISION
The City Council of the City of Chula Vista does hereby
resolve as follows :
WHEREAS , the Planning Commission of the City of Chula Vista
has heretofore approved that certain tentative map of a subdivision to
be known as HILLTOP TERRACE SUBDIVISION
and has recommended that the City Council of the City of Chula Vista
approve said tentative map subject to the conditions as recommended
in their letter of January 18 , 1966 , a copy of which is
attached hereto and by this reference made a part hereof, the same
as though fully set forth herein.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Chula Vista that said Council does hereby approve said
tentative subdivision map in accordance with the recommendations of
the Planning Commission of the City of Chula Vista.

Subject: Tentative Map - Hilltop Terrace
Gentlemen:
At their meeting held Monday, January 17, 1966, the City Planning
Commission considered the tentative map of Hilltop Terrace Subdivision.
The Commission recommends approval of the map subject to the following
conditions:
1 . All slopes shall be graded and planted in accordance with specifi-
cations on file in the Planning Department and Planning Commission
resolution.
2. That a request to vacate the easterly 10 feet of First Avenue
adjacent to the subdivision be submitted to the City Council prior
to Council action on the final map.
3. On Tobias Drive, the typical section of the street shall be 36 feet
between curbs rather than the 40 feet shown. In addition, it will
be necessary to change the dimensions shown from back of walk to the
property line from 4-1/2 feet to 6-1/2 feet and the width of the tree
planting easement from 5-1/2 feet to 3-1/2 feet. The cross slope from
property line to face of curb shall be 1/8" per foot.
4. Structural sections for all streets shall include installation of prime
and seal coats.
5. Drainage provisions shall be subject to approval by the City Engineer.
The subdivider shall be required to submit one foot contours beyond the
subdivision boundary in the vicinity of lot 8, so as to provide a per-
manent record for the files of the Division of Engineering.

6. A manhole shall be installed at the southerly end of the sewer on
First Avenue.
7. Precise treatment of the sewer facility at the curve on street "A",
shall be subject to approval by the City Engineer.
8. This subdivision is subject to undergrounding of utilities as per recent
Ordinance of the City Council .
9. If necessary, the subdivider shall remove and replace pavement on the
westerly half of First Avenue, so as to provide a maximum 10 % cross
slope in the event that the new pavement is below the existing pavement.
10. The proposed vacation of the 10 foot width of First Avenue is recommended
as being consistent with previous actions on subdivisions immediately
north of the subject site.
11 . The subdivider shall provide utility easements at the rear of all lots
or, as an alternate, shall provide letters from each of the affected
utility companies , releasing their respective interest in obtaining
such easements.
