NOW THEREFORE BE IT RESOLVED AS FOLLOWS: 1. From facts presented toithe Commission, the Commission finds that public necessity, convenience, general welfare and good zoning practice require the change of zone from C-1 (limited commercial) to R-3 (multiple family) for property at 278 '°I" Street and that the setback be established at 15 feet. 2. The findings of fact in support of said determination are as follows: a. The property does not have the adequate depth or size necessary to accommodate sound commercial development. b. A portion of the property already bears the R-3 designation. c. Detailed studies of this area for zoning purposes show that R-3 zoning would accomplish the intent of General Plan. 3. The Planning Commission recommends to the City Council that said reclassification be granted. 4. That this resolution be transmitted, along with the application to the City Council, and a copy of this resolution shall be transmitted to the applicant. -1- PASSED and APPROVED by the CITY PLANNING COMMISSION of CHULA VISTA, CALIFORNIA, this 4th day of August 1969, by the following vote, to-wit: AYES: Members Chandler, Macevicz, Hyde, Adams, Putnam, and Stewart' NOES: None ABSENT: Member Rice Chairman ATTEST: ~ ~F{l r- `Ir ~~AF%j 'off-'r/f?~~`'Gi~=L'//i Secretary -2-
