HomeMy WebLinkAbout1969-589 RESOLUTION N0. 589 RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING TO THE CITY COUNCIL THE CHANGE OF ZONE FOR FOUR LOTS LOCATED ON THE EAST SIDE OF FIG AVENUE BETWEEN H STREET AND SHASTA STREET WHEREAS, a duly verified application fora change of zone was filed with the City Clerk on the 7th day of August, 1969,. Document Number 69-0, and WHEREAS, said application requested that the property located at the east side of Fig Avenue between H Street and Shasta Street, more particularly described in said Document, be reclassified from R-2 zone to C-0 zone, and WHEREAS, the Planning Commission set the time and place fora hearing on said application, and notice of said hearing, together with its purpose, was given by the publication in a newspaper of general circulation in the City at least 10 days prior to the date of said hearing, and WHEREAS, a hearing was held at said time and place, namely 7 p.m., Wednesday, September 3, 1969, Council Chamber, Civic Center, before the Planning Commission, and said hearing was thereafter closed. NOW THEREFORE BE IT RESOLVED AS FOLLOUJS: 1, From facts presented to the Commission, the Commission finds that public necessity, convenience, general welfare and good zoning practice require the change of zone from R-2 (duplex) to C-0 (Administrative and Professional Office Zone) for four lots located on the east side of Fig Avenue between H Street and Shasta Street, as delineated on the attached plat. The Commission further recommends that this rezoning be conditioned upon the approval of a precise plan in accordance with Section 33.1204 of the Zoning Ordinance. 2. The findings of fact in support of said determination are as follows: a. While the General Plan designates this area as very high density residential, the revision to the Plan proposes Professional and Administrative Office use, to which the C-0 Zone compares. b. The study entitled "Area Study--A portion of H Street," which was approved by the Planning Commission, recommends the C-0 classifica- tion for this area. c. Office uses are compatible with and complementary to the existing shopping area in the immediate vicinity of the subject property. d. Approval of a precise plan will assure the best use of land by consolidation of the four lots involved and orienting the office use to H Street. 3. The Planning Commission recommends to the City Council that said reclassification be granted. 4. That this resolution be transmitted, along with the application to the City Council, and a copy of this resolution shall be transmitted to the applicant.
