RESOLUTION OF THE CITY PLANNING COMP4ISSION
RECOMMENDING TO THE CITY COUNCIL THE. CHANGE OF
ZONE FOR 7.3 ACRES NORTH OF TELEGRAPH CP_PSYON
ROAD EAST OF RIGHT-OF-PIP.Y FOR NACION AVENUE
WHEREAS, a duly verified application for a change of zone
was filed with the Planning Department on 18th day of September, 1969,
Application Number 69-R, and
WHEREAS, said application requested that the property located
north of Telegraph Canyon Road, east of right-of-way f.or Nacion Avenue
more particularly described in said Document, be reclassified from R-1
zone to C-N zone, and
WHEREAS, the Planning Commission set the time and place for a
hearing on said application, and notice of said hearing, together with
its purpose, was given by the publication in a newspaper o£ general
circulation in the City at least 10 days prior to the date of said
hearing, and
P7HEREAS, a hearing was held at said time and place, namely
Monday, October 20, 1969, Council Chamber, Civic Center, 276 Guava
Avenue before the Planning Commission, and said hearing was thereafter
closed.
NOW THEREFORE BE IT RESOLVED AS FOLLOWS:
3. From facts presented to the Commission, the Commission
finds that public necessity, convenience, general welfare and good
zoning practice require the change of zone from R-1 (Single-Family) to
C-N (Neighborhood Commercial) for 7.3 acres located north of Telegraph
Canyon Road, east of right-of-way for Nacion Avenue.
2, The findings of fact in support of said determination are
as followse
a. Subject commercial zoning will be needed to serve
the adjacent residential neighborhood and also the
freeway traffic. C-N zoning will permit such
services and will insure development compatible with
residential use.
b. Finished grading on the property will place this
commercial site at an elevation considerably
below the adjacent residential use, and with pro-
per architectural site development control, com-
patibility with adjacent residential use would be
promoted.
3. The Planning Commission recommends to the City Council
that said reclassification be granted.
4. That this resolution be transmitted, along with the
application to the City Council, and a copy of this resolution shall
be transmitted to the applicant,
PASSED and APPROVED by the CITY PLANNING COMD4ISSION of CHULA VSSTA,
CALIFORNIA, this 20th day of October, 1969, by the following vote,
to-wit:
AYES: Members Stewart, Rice, Putnam, Macevicz, Adams
NOES: Members Hyde, Chandler
