HomeMy WebLinkAbout1969-600A RESOLUTION N0. 6~0 RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMEfVDING TO THE CITY COUNCIL THE CHANGE OF ZONE FROM C-T to R-3 FOR 276 F STREET WHEREAS, property immediately adjacent to this parcel to the west-- 288 FStreet--has recently been rezoned from C-T to R-3-H (Multiple-family, Nigh-rise), and WHEREAS, the property at 276 F Street is under the same ownership (First Congregational Church in Chula Vista), and although improved with a church, it is felt that this property should enjoy the same zoning as that immediately to the west, and WHEREAS, the Planning Commission set the time and place for a hearing on said application, and notice of said hearing, together with its purpose, was given by the publication in a newspaper of general circulation in the City at least 10 days prior to the date of said hearing, and WHEREAS, a hearing was held at said time and place, namely 7 p.m., Monday, November 17, 1969, Civic Center, 276 Guava Avenue, before the Planning Commission, and said hearing was thereafter closed. NOW THEREFORE BE IT RESOLVED AS FOLLOWS: 1. From facts presented to the Commission, the Commission finds that public necessity, convenience, general welfare and good zoning practice require the change of zone from C-T (Thoroughfare Commercial) to R-3 (Multiple-family) for that property at 276 F Street. 2. The findings of fact in support of said determination are as follows: a. The high density zone is in conformance with the revised General Plan. b. Since the property does not front on Third Avenue, the commercial value of the property is diminished, and since it is improved with a church, commercial zoning is inappropriate. c. In relation to the surrounding zones, the R-3 (Multiple-family) zone would be compatible vdith the adjacent uses and zones. d. Amore logical zoning sequence would be created by eliminating commercial zoning situated between residentially-zoned parcels. 3. The Planning Commission recommends to the City Council that said reclassification be granted. 4. That this resolution be transmitted to the City Council. PASSED and APPROVED by the CITY PLANNING COMMISSION of Chula Vista, California, this 17th day of November, 1969, by the following vote, to-wit: AYES: Members Adams, Putnam, Macevicz, Stewart, Chandler, Hyde, and Rice NOES: None ABSENT: None ..;Chairman ATTEST: Secretary<!'
