Gentlemen: '
At the Planning Commission meeting oY February 2, 1959, the tentative map
of Seaview Estates #3a located at the easterly end of Emerson Street, was
considered.
The Planning Commission recommends to your honorable body that this tentative
map be approved sub3ect to the following conditions:
1. Provide an acceptable street section for East Oxford Street
and for the aul-de-sac at east end of Emerson Street to be
approved by-the City Engineer.
2. Show sewer and utility easements,
3. Show 1 foot lot at 'east end of Oxford Street, north aide and
1 foot lot at the north end of Melrose Avenue.
4. OffaeL manhole in center of cul-de-sac to south to allow
better vse of street for ntilitp companies.
5. Accepting and naming Emerson for street purposes, 1 foot lot
B~ Deed in Fee of Cairns Manor, according to Map No. 3754 and
accepting and naming 1 foot lots A and B marked "Reserved for
future street" ist Judson Estates, Unit #1, according to Map
#3946. '
. b. Setback on cul-de-sac on Emerson be established. at 15 feet"
instead of 5'feet as shown.
7. All cut and fill slopes to comply with F.H.A..requiremanta
