This subdivision is within the Telegraph Can yon Annexation and contains approx- imately 6211 lots. '~ The Planning Commiasion approved this tentative map and recommends to the = City Council that it be accepted, subject to the follovid ng conditions: :._T."~ That all public improvements be instal]ed according to Engineering DeFa rtmeht recommendations. 2.~ That the area between the alignment of existing Road Survey $66 and Road Survey 1086 be'annexed to Chula Vista. 3. 1 foot lots to be shown and dedicated on the final maps as follorvs~ ,' a.- East end of streets marked "X", 'fR", !'Pm, "Y ", "J°. ,~,.,;i~ ' b. }Nest end of streets marked ',.'X!', "D4, 1iJ!'. .:~, c. -0n the north side of the subdivision from the extreme extension of °iJ" connecting. to the school property on the north. d. That "J" Street be extended to the west boundary of the subdivision. 5: All final street alignmentsto be settled with the engineor-of-work. 6. Street names to be determined by the llirector of Planning. 7. "T" Street to be a 60 foot right-of--way with a 110 foot pavement, all other streets sections to be as shotim on tentative map. 8. All lots to have a minimum 7000 square feet in area. 9. Street alignments to.be as shown on revised tentative map, dated December 15~ 1958: 10. If rear_lot lines are established on the center of slopes greater than 20 feet, a 5 foot bench with a 3 foot paved drainage ditch shall be constructed. `V J J CAL~I/FORNIA 'r ` ,~• The City Council - 2 - January 8, 1959' 11. .That a 22foot alley, along the rear of all R 3 property, be improved to its full width, according to Engineering Department specifications. 12. That Telegraph Canyon itoad be improved according to ordinance and city specifications and that access be limited to that shown on approved map. 13. That the development o£ the commercial area be subject to our proposed "Site Plan Ordinance." l.l.~. Setbacks be established at 15 feet when garages are array~~ed so that the drivdwways curve and it is possible to park a car without overhanging the public property and that setbacks be established at 20 feet when the driveways go straight to the garage SO that it is possible to park a car without overhanging public property.
