The Commission recommends approval of the tentative map subject to the following conditions: GRADING 1. i4 grading plan shall be submitted as part of the improvement plan and shall show "house pad" elevation for all lots a minimum of one foot above the flood level expected on a "50-year" storm. The exact notation to be placed on the final map with reference to the possibility of in- undation and erosion shall be determined by the City Engineer upon receipt of improvement plan and report by Engineer of Work with reference to "50- year" storm flood level. ° 2. The subdivider shall provide written permission to construct slopes upon adjacent property where such construction is contemplated or required, and grading shall be done so that no storm water will be impounded on adjacent property. I~TILITIES 3. All utilities shall be underground except electric transformers and telephone junction structures. 4, Provide suitable letter of release for rear yard utility easements from various utility companies. 5. Final map shall show 8 foot easement adjacent to each side of all street right-of-way for street tree and utility purposes, excepting Sweetwater Road. rr~ v' K' K 1 l -~7 L ~'~. t i ~•- ~~ ~~3e A jS . s March lg, 1g63 Honorable Mayor and City Council -2- Bonita Verde Subdivision SEWERS 6. The Subdivider shall deposit with the City all fees required by the County for connection to the Spring Valley Outfall Sewer prior to filing of the final map. 7. Offsite sewer easement from subdivision boundary to Spring Valley Sanitation District trunk line shall be provided as well as all necessary sewer ease- ments within subdivision. All lots are to be sewered as directed by the City Engineer. 8. Sewer system shall be extended to the subdivision boundary to serve adjacent properties as directed by the City Engineer. g. Adequate drainage easements and facilities shall be improved and dedicated where necessary (to be approved by City Engineer). STREETS 10. The typical street section shall show 2 inches of A. C. Pavement on designed base (4" minimum including prime and seal coats; to be designed in accordance with C. B. R. methods based on soil tests submitted by a licensed Soils Engineer and shall be as approved by the City Engineer.) 11. Minimum street grades shown shall require the installation of modified curb having a gutter of extra width and/or height as approved by the City Engineer. Standard Type "G" curb is permissible for all grades of 0.5% or more. 12. Sweetwater Road shall have 24 feet of paving south of center line, (to be approved by County Road Department and City Engineer.) 13. Doral Drive right-of-way width shall be 50 feet and sidewalk shall be re- quired. 14. Cul-de-sac curb radii shall be 40 feet with 50 foot property line radii. 15. The "knuckle" adjacent to Lots 25, 26 and 27 shall be warped in much the same way as a cul-de-sac. Minimum curb radius shall be 45 feet. 16. An acceptable form of mutual permanent easement for access to Lots 11, 12 and 13 shall be provided and a common driveway, a minimum of 22 feet in width, shall be required to serve these lots. 17. Street names shall be approved by Planning Department. MISCELLANEOUS 18. Setback along Sweetwater Road shall be 25 feet. lg. A title report shall be submitted with the final map showing the correct status of 20 foot widening strip on the south side of Sweetwater Road. The above conditions are based upon the revised tentative map received by the Planning Department on March 7, 1963 and constitute a recommendation that the Honorable Mayor and City Council March lg, 1963 -3- Bonita Verde Subdivision following Subdivision Ordinance standards be suspended by the City Council: 1. No public utility easements need be provided if the condition as stipulated is complied with. 2. No sidewalks shall be required except/on Doral Drive. 3.
