RESOLUTION NO. 4032
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA
APPROVING THE TENTATIVE MAP OF A SUBDIVISION TO BE KNOWN
AS CHULA VISTA GARDENS
The City Council of the City of Chula Vista .does hereby
resolve as follows:
WHEREAS, the Planning Commission of the City of Chula Vista
has heretofore approved that certain tentative map of a subdivision to
be known as CHULA VISTA GARDENS
and has recommended that the City Council of the City of Chula Vista
approve said tentative map subject to the conditions as recommended
in their letter of March 22 19 66, a copy of which is
attached hereto and by this reference made a part hereof, the same
as though fully set forth herein.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Chula Vista~that~said Council does hereby approve said
tentative subdivision map in accordance with the recommendations of
the Planning Commission of the City of Chula Vista.

Subject: Tentative Map - Chula Vista Gardens
Gentlemen:
At their meeting of March 21, 1g66, the City Planning Commission
considered the tentative map of the Chula Vista Gardens subdivision.
The Commission unanimously recommended approval of the map with
the following conditions:
1. All slopes shall be graded and planted in accordance with
specifications on file in the Planning Department.
2. Grading plans shall be submitted prior to approval of the
final map.
3. Those lots adjacent to the proposed freeway shall have a
minimum lot depth of 100 feet and meet the elevations as set
forth by the State Division of Highways. The final map shall
reflect the proposed freeway right-of-way line.
4. The southern extreme of Nacion shall have a radius as
approved by the Engineering Department - such that the pro-
posed alignment to the south can be met.
5. On East Oxford Street east of Neptune Avenue existing sidewalk
shall be removed and replaced in a monolithic position.

6. On Nolan Avenue the warp from separate to monolithic sidewalk
shall be accomplished in a manner approved by the City Engineer.
7. The structural section for Naples Street shall be 3" of A. C, on
4" minimum A. B.
8. A portion of East Oxford Street west of Nolan Avenue has not yet
been dedicated. There exists insufficient dedicated width to in-
stall the minimum width street section as shown upon the tentative
map. The subdivider shall obtain and offer to the City such
additional width as is necessary.
9. "C" Street as shown upon the map shall be improved to the width
and standards as shown for a 46 foot interior street upon the
typical sections.
10. The subdivider shall provide evidence of having obtained slope
rights from adjacent property owners in all instances where lot
slopes extend beyond the subdivision boundary. Where such slopes
are constructed to facilitate installation of street improvements,
permanent slope rights shall be obtained in the name of the City.
11. Drainage facilities and easements shall be provided as required
by the City Engineer.
12. The subdivider shall provide written evidence to the effect that
the easterly line of the easterly tier of lots and the finished
grade established for such lots will not conflict with the State's
plans for construction of the future 805 Freeway;
13. On dead-end streets, as may be created in development of various
units as shown, the subdivider shall provide a temporary cul-de-sac
in such form and location as may be acceptable to the City Engineer.
Additionally, bond to guarantee installation of permanent cul-de-
sac facilities shall be posted for use in the event that the total
development does not take place.
