The Honorable Mayor and City Council
of the City of Chula Vista
Civic Center
Chula Vista, California
Gentlemen:
At their meeting of July 18, 1866, the City Planning Commission,
while considering a request for conditional use permit, discussed
the potential problems relating to the unpaved alley north of "H"
Street between Smith and Fifth Avenues.
There was some discussion by the Commissioners and adjacent owners
that the unpaved alley presently causes dust problems which wilt only
be compounded with more intensive development of the property
fronting on "H" Street.
In recommending approval of the conditional use permit for an office
fronting on "H" Street, the Commission recognized the fact that the
property is presently zoned R-3, even though developed almost ex-
clusively with single-family dwellings. Even without special permits
from the City, most of this property could be developed with multiple-
family residences which could generate such traffic along this unpaved
alley that serious problems could result.
The Commission recommends that the City Council take whatever action
is available to initiate the paving of this alley as soon as possible.
Respectfully submitted,
. /~G-
Bruce H. Warren
