DEPARTMENT OF PLANNING CALIFORNIA
June 7, 1966
The Honorable Mayor and City Council
of the City of Chula Vista
Civic Center
Chula Vista, California
Gentlemen:
Subject: Weatherstone, East - Tentative Map
The to ntative map of Weathers tone East Subdivision was considered by
the Planning Commission at their meeting of June 6, 1966.
The Commission recommends approval of the map subject to the following
conditions:
1. A letter from the County Surveyor -Road Commissioner, stating that
the fill which extends into the unincorporated area adjacent to
subdivision is in conformance with the County Grading Ordinance,
shall be submitted to the Planning Department prior to approval of
the final map.
2. Prior to approval of the final map, it shall be demonstrated by
submission of plot plans that lots 50, 51 and 52 can properly
accommodate houses.
3. Slope planting shall be accomplished, generally in accordance with
FHA requirements, but the actual types of planting shall be approved
by the planning staff.
4. The final map shall show rear lot line utility easements or provide
suitable letters of release from utility companies.
5. The typical section of East "J" Street easterly of the westerly line
of Lot 33 shall be revised as follows:
a. The thickness of the pavement shall be increased to 3"' a. c.
. .
City Council - 2 - June 7, 1966
b. The monolithic curb and sidewalk shall be 5.5 feet total
width instead of 5.0 feet as shown.
c. The tree planting and maintenance easement shall be increased
to 7.5 feet.
6. In accord with the standard practice to require only the installation of
the equivalent of a 40-foot street by the subdivider, it is recommended
that the City bear the expense of the two center lanes on this portion of
"J" Street (east of west line of Lot 33). If possible, this work should
be done concurrent with the subdivision improvements. Estimated cost:
$12,000
7. The typical section of East "J" Street westerly of the west line of Lot
33 shall be revised as follows:
a. The thickness of the pavement shall be increased to 3" a.c.
b. The face of curb on the north side of the street shall be placed
32 feet from centerline.
c. The monolithic curb and sidewalk shall be 5.5 feet instead of 5.0
feet as shown.
d. A 7.5 foot tree planting and maintenance easement shall be provided
in back of property line on the north side of the street.
8. Regarding the portion of East "J" Street west of the west line of Lot 33,
it should be noted that the subdivider would normally be required only
to install sidewalk and driveway aprons in order to complete the surface
improvements.
Future widening would in such case require the removal of such sidewalk.
Therefore, it is recommended that the City participate during installation
of the subdivision improvements and bear the cost of new curb and widened
pavement along the north side of this portion of East "J" Street.
Estimated cost: curb - $900, paving - 2,400, total - $3,300.
9. No "General Utility" easement shall be required along East "J" Street.
10. Regarding Note #11 shown upon the map, such note shall be applicable only
to Lot 1. Further, any deviation from the requirements of Commission
Resolution No. 127 shall be submitted for review and approval of the City
Engineer.
Respectfully submitted,
i'
