AS SOUTHWESTERN COLLEGE ESTATES, UNIT NO. 2
The City Council of the City of Chula Vista does hereby
resolve as follows:
WHEREAS, the Planning Commission of the City of Chula Vista
has heretofore approved that certain tentative map of a subdivision to
be known as SOUTHWESTERN COLLEGE ESTATES SUBDIVISION, UNIT NO. 2
and has recommended that the City Council of the City of Chula Vista
approve said tentative map subject to the conditions as recommended

in their letter of September 20 __
attached hereto and by this reference made a part hereof, the same
as though fully set forth herein.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Chula Vista that said Council does hereby approve said
tentative subdivision map in accordance with the recommendations Of
the Planning Commission of the City of Chula Vista.

Subject: Tentative Map - Southwestern College Estates Subdivision -
Un i t No. 2
Gentlemen:
At their meeting held September 19, 1966, the City Planning Commission
considered the tentative map of Southwestern College Estates Subdivision,
Unit No. 2, located on the east side of Otay Lakes Ro:~d across from
Southwestern College. This unit contains 84 single-far~i'ly lots and
one 9.6 acre school site.
The Commission recommended approval of the map subject to the following
conditions:
1. On the final map, one foot lots marked "reserved for future street"
shay; t>=~ placed at the dead ends of Yale Avenue, Auburn Street,
Elmhurst Street and Ford ham :street. Such one foot lots shall be
separatel;~ identified by letter.
2. Concurrent wit!1 action upon the final map of Unit No. 2, it will
be necessary that appropriate one foo~ control lots in Unit No. 1
be dedicated for pu~;lic use.
3. The curb radi~.is at all intersections shall be 20 feet. Property
line radii shall be concentric with the curb return wherever possible.
4. The drainage easement between Lots 156 and 157, and 153 and 154
sh~l+ be a minimum of 10 feet in wid-.!-;.
5. Letters shall be provided from utility companies stating that rear
and side lot easements will n~~t be required on the final map.

6. Dedicated right-of-way for Xavier Avenue shall be 56 feet.
Separate curb and sidewalk consistent with those existing adjacent
to Lots 8 and g in Unit #1 shall I~~~ placed along Xavier adjacent to
Lots 155 through 162. Monolithic curb and sidewalk shall be placed
adjacent to Lots lg5 through 1g7.
7. Dedicated right-of-way for Vassar Avenue between Gotham Street and
Fordham Street shall be 56 feet. Separate curb and sidewalk consistent
with that existing in front of Lots 24 and 25 shall be placed in front
of Lots 178 and 237.
$. The subdivision boundary shall be revised to reflect the grant deed
to the City for Fire Station No. 4. Such deed included the west
half of Yale Av~~nue north of the centerline of Elrihurst Street. It
will be necessary that the City deciicate the 4Jesterly half of Yale
prior to action upon the final 'nap of this Uiit No. 2.
