' RESOLUTION NO. 4350 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA APPROVING THE REVISED TENTATIVE MAP OF A SUBDIVISION TO BE KNOWN AS FLAIR SUBDIVISION The City Council of the City of Chula Vista does hereby resolve as follows: WHEREAS, the Planning Commission of the City of Chula Vista has heretofore approved that certain revised tentative map of a sub- division to be known as FLAIR SUBDIVISION, and has recommended that the City Council of the City of Chula Vista approve said revised tentative map subject to the conditions as recommended in their letter of March 7, 1967, a copy of which is attached hereto and by this reference made a part hereof, the same as though fully set forth herein. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Chula Vista that said Council does hereby approve said revised tentative subdivision map in accordance with the recommendations of the Planning Commission of the City of Chula Vista, subject to the following conditions: 1. Subdivider will dedicate or convey by grant deed all property shown as open space on the revised tentative map in accordance with the mutual agreement between City and Subdivider prior to approval of any final map. 2. Prior to submission of Unit No. 2 of this map, an irrigation system acceptable to the staff shall be designed and installed for the rear of those lots adjacent to the canyon. Presented by ~.. This map concerns 72 acres of land subdivided into 309 R-1 lots, and is located north of Princess Manor Unit #4 and east of the proposed Inland Free- way. The Commission recommended approval of the revised map subject to the following conditions: 1, The general conditions listed as approval of the original tenta- tive map, wherever appropriate, shall still apply relative to grading, slope planting, irrigation of slopes and an agreement for dedication of open space, etc. 2. Lot 178 which is at the corner of two cul-de-sacs appears to be un- desirable and it is recommended that this area be re-studied to provide for a more acceptable lot pattern. 3. The final grading usually determines the desirability of lots and frequently renders undesirable what may appear desirable on the tenta- tive map. A grading plan of each unit shall be submitted with each final map. 4. A small parcel which has been deleted from the subdivision, south of Lot 79 and east of Avenue "A", shall be either deeded to the City or the adjacent property owners or shall be reserved for future dis- posal in a manner acceptable to the City Attorney which will prevent the permanent existence of substandard lot destined to become a weed patch. <. fittdtur Ifr ; ,rY,,m~rr:tr r~ r ~~:. Prior to the recordation of Unit No. 4, the subdivider shall have made arrangements with the owner of that land opposite lots 126-132 so that a minimum street section of 28 feet will be provided. It would be desirable that the ultimate street section be constructed at the time development on the south side is contemplated. 6. Adequate planting of slopes shall be accomplished subject to the approval of the City Engineer and Director of Planning and the plants shall be maintained until they are fully established. Bond for this work will not be exonerated until this has been fully accomplished. 7. The subdivider shall acquire and dedicate to the City an easement for sewer purposes along the southerly prolongation of Avenue L through property owned by Princess Manor, Inc. He shall construct a sewer through this easement to a suitable location in the southerly prolonga- tion of Oleander Avenue. 8. The sewer line in Lots 286 and 273 shall be curvilinear and the angle point eliminated. 9. The grant deed for one foot lots shall be prepared in the name of the City, signed and submitted to the City prior to the recordation of final map. 10. All public improvements shall be constructed subject to the appro- val of the City Engineer. 11. The subdivider shall post a bond for the street improvements, in- cluding street lights for Oleander Avenue northerly to the tract limit prior to recording Unit #4. 12. The units of development shall be in an orderly manner, subject to the approval of the City Engineer and Director of Planning. 13. Some off site drainage construction will be necessary, such as at the southerly end of Avenue L and east and south of Lot 260. 14.
