HomeMy WebLinkAboutReso 1966-4234' 'Form No. 344 RESOLUTION N0. 4234 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA APPROVING THE TENTATIVE MAP OF A SUBDIVISION TO BE KNOWN AS FLAIR ANNEX SUBDIVISION The City Council of the City of Chula Vista does hereby resolve as follows: WHEREAS, the Planning Commission of the City of Chula Vista has heretofore approved that certain tentative map of a subdivision to be known as FLAIR ANNEX SUBDIVISION and has recommended that the City Council of the City of Chula Vista approve said tentative map subject to the conditions as recommended in their letter of November 8 1966 a copy of which is attached hereto and by this reference made a part hereof, the same as though fully set forth herein. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Chula Vista that said Council does hereby approve said tentative subdivision map in accordance with the recommendations of the Planning Commission of the City of Chula Vista. DEPARTMENT OF PLANNING November 8, 1866 ' ~+ `h 7 ~ i City o~ C~u~a ~Uista CALIFORNIA The Honorable Mayor and City Council of the City of Chula Vista Civic Center Chula Vista, California Subject: Flair Annex Subdivision Gentlemen: At their meeting of November 7, 1966, the City Planning Commission considered the tentative map of Flair Annex subdivision. This pro- posed subdivision contains 68 R-1 lots on approximately 17 acres of land located south of San Diego Gas & Electric Company's right-of-way, north of Rienstra Street and adjacent on the east to Unit #1 of Princess Manor subdivision. The portion of Melrose Avenue now being constructed by Princess Park Estates, Inc., traverses this subdivision. The Commission recommends approval subject to the following conditions: 1. Lots 7 through 13 of Unit #2 shall be redesigned to eliminate the pan-handle frontage on Lot 10. 2. The specific type of plant material for slope planting shall be approved by the Director of Planning. 3. A triangular area comprised of a portion of Marl Court and those small parcels designated "Not a Part" are not currently under the ownership of the subdivider. Prior to Council consideration of a final map of any portion of the subject tentative map, it will be necessary that the specified triangular area be obtained in such manner as to permit dedication to the public. 4. Portions of Lots 20, 51, 52, 53 and 54 are not currently under the ownership of the subdivider. If such portions cannot be acquired by the subdivider, it will be necessary to revise and resubmit Units 2 and 3. 24a3y Honorable Mayor and City Council Flair Annex November 8, 1966 page 2 5. Curb radii at all intersections with Melrose Avenue shall be 30 feet. Property line radii shall be concentric with curb radii wherever possible. 6. Both legal and physical access shall be provided for maintenance of the lined channel east of Melrose Avenue. 7. Installation of a standard cul-de-sac at the westerly end of "A" Street and the elimination of Lot 10 are recommended. 8. The standard note concerning compaction tests in roadway fills shall be considered as applicable to this map. 9. The subdivider shall provide drainage facilities in vicinity of Lots 19 and 33 as approved by the City Engineer. 10. Per agreement with the developers of Princess Manor, Melrose Avenue is to be graded and improved with ribbon pavement. It shalt be the responsibility of the developers of Flair Annex to complete the improvement of Melrose Avenue from the northerly boundary of Princess Manor Unit No. 7 to the southerly curb line of Quintard Avenue. The improvement shall include resurfacing the strip pave- ment with 1" A, C, paving material following installation of all underground street facilities.
