Copt/ of Resolution ❑ Ordinance ❑ Agreement ❑ Plat, ❑ attached BACK GR0 UND : The applicant proposes to develop the property with 48 condominium units in clusters of 3 to 6 units, on approximately 10 acres of ground as shown on the attached plat. The topography is basically a ridge that drops west to Otay Lakes Road and east to a natural drainage area. The development plan minimizes grading by developing primarily the level area in the middle of the site and by utilizing retaining walls to accommodate split level and multi -level dwelling units. The density represents a 6 dwelling unit bonus over the 42 dwelling units that would be allowed under the proposed R --1 -10 zoning. The plan offers a substantial retention of natural topography and plant materials and the Commission found the bonus easily justified. The units will contain two and three bedrooms and meet all Zoning Ordinance requirements. Two car garages are provided for each unit and an additional one -half guest parking space per unit is provided. A separate camper and boat storage area is proposed. The architectural material consists of stucco, wood trim and woodenshingle roof. Box 1087 Chula Vista, CA 92012 Gentlemen: This letter is in regard to the Notice of Public Hearing which indicates that on November 9, 1971, you will consider a rezoning application submitted by Dacon Development Company. At the present time, all of our district schools are overcrowded, temporary facilities are being used, and funds are lacking to build permanent facilities to keep up with continuing student population increases. New developments in the area add to this problem. The Dacon Development Company has not contacted our district relative to any possible solution to this problem, which contact would be required under your Council policy of July 27, 1971.
