Cole, Director of Public Works TO: City Attorney SUBJECT: Final Map of Rancho Rios Subdivision, Unit No. 1 Your office is requested to prepare the necessary [X] Resolution; [ ] Ordinance; [ ] Agreement; to be presented to the City Council for action on November 9 , 19 71, on the subject matter. Supporting information: (Use other side if necessary) The final map of Rancho Rios Subdivision, Unit No. 1 has been checked by the Engineering Division and found to conform to the tentative map approved by the City Council on July 13, 1971 by Resolution No. 6107. The final map was approved by the Planning Commission on November 1, 1971, subject to posting the bonds and executing the agreements and other instruments required by the City Engineer. All conditions have been complied with except for the following: 1. Faithful Performance bond in the amount of $72,024. 2. Material and Labor bond in the amount of $36,012. 3. Surveying and Monumentation bond in the amount of $1,000. Rancho Rios Developers have requested that the City Council approve the final map subject to compliance, with Sections 28.6 and 28.7 of the Municipal Code. The legal description of said subdivision is as follows:, Being a subdivision of the Southeast Quarter of the Northwest Quarter of Section 24, Township 18 South, Range 2 West, San Bernardino Meridian, in the City of Chula Vista, County of San Diego, State of California. Acreage: 7.358 Number of Lots: 65 It is recommended that the City Council take action approving the final map and accepting the dedication of the following streets A portion of OTAY VALLEY ROAD, REGENCY WAY, a portion of Rios Avenue and the alleys within the subdivision. This subdivision consists of 60 residential lots and 5 open space lots on 7.36 acres located south of Otay Valley Road and east of Rios Avenue. Since the map is in conformance with the approved tentative map, the Commission recommends approval subject to the following: The final map shall not be submitted for Council action until approval of the final map and improve- ment plans by the City Engineer, all fees are paid and all necessary bonds, agreements, deeds, letters and easements, as required by the City Engineer, have been delivered to the City.
