BACKGROUND: On 8 -2 -71, the _Planninn_Comagission considered. the tentative
maps of El Rancho del Rey Subdivision, Units No. 1 and 2.
Unit No. 1 is located north of Telegraph Canyon Road and
abuts the western boundary of Southwestern College. The
_revised map covers approximately 76 -1/2 acres, with 248
lots, and is included in the approved 300 -acres PUD. Unit
_No. 2 lies directly north of Unit No. 1 abutting south• .,estern
College and extending to H Street. It encompasses 23 acres
with 189 units speci-fical1v designed for townhouse develop-
ment with various conmion open areas and the map - closely ol-
lows the approved PUD for. the area.

Problem regarding school sites should be resolved at
2:30 meeting on 10 -1 -71 with representatives of School
Districts and property owners.

REFERENCE: E1 Rancho del Rey - Area A - Units 1 and 2
Gentlemen:
This is in regard to Units 1 and 2 of Area A of El Rancho del Rey
Subdivision which is under consideration by the City Council.
We wish to inform you that even though we have been under negotiations
with the subdivider for some time, the Chula Vista City School District
has not as yet received a satisfactory option as described in Para-
graph 15 of the resolution passed by the City Planning Commission on
July 6, 1971 referencing our letter of May 28, 1971 to the Planning
Department which states in part that the price of the option was "to
be based upon their actual costs'.
We, therefore, recommend that the approval of Units 1 and 2 in Area A
of the E1 Rancho del Rey Subdivision be deferred until such negotiations
have been completed

Dear Mr. McFarland:
We received your proposed school plans for E1 Rancho del Rey
and reviewed them with the Board of Trustees at the Board
meeting held August 2, 1971.
Generally, the school site locations are in the areas pre-
viously discussed. However, we do have some concern because
one of the proposed junior high school sites is on property
owned by the Chula Vista City-School District and others.
The Board of Trustees indicated that due to the size of the
total development area of the Otay Land Company and the
large number of students who would come from this develop-
ment, the developer should dedicate to the school district
three school sites, one for a high school and two for junior
high schools.
As has been indicated to Otay Land Company officials pre-
viously, our district funds are limited and large develop-
ments such as being planned by the Otay Land Company are
creating financial problems with which our district cannot
cope.
