Subdivision Your office is requested to prepare the necessary [XI Resolution; [ ] Ordinance; [ ] Agreement; to be presented to the City Council for action on October 5 , 19 71, on the subject matter. Supporting information: (Use other side if necessary) The final map of F.B.M. Subdivision has been checked by the Engineering Division and found to be in conformity with the tentative map approved by the City Council on April 13, 1971, by Resolution No. 6027. The final map was approved by the Planning Commission on July 19, 1971, subject to the posting of bonds and executing improvement agreements which have now been accomplished. The legal description of said subdivision is as follows: Being a subdivision of Lots 1, 2 and 3 of Shaffer Court, in the City of Chula Vista, County of San Diego, State of California, according to Map thereof No. 3406, filed in the office of the County Recorder, together with the South Half of Lot 24 - excepting the easterly 310.00 feet - in Quarter Section 136 of Chula Vista, and also the westerly 160.00 feet of Lot 2S - excepting the southerly 166.00 feet - i'n Quarter Section 136 of Chula Vista, all in the City of Chula Vista, County of San Diego, State of California, according to Map , thereof- No. SOS, filed in the office of the County Recorder of said County on March 13, 1888. Area - 2.24 Acres Gross Number of Lots: 2 It is recommended that the City Council take action approving the final map and accepting the dedication of a portion of Glover Avenue. Subject: PCS -71 -2 - Final Map of F.B.M. umalu City o f ehu.Qa cvtoct CALIFORNIA At the meeting of July 19, 1971, the City Planning Commission considered the final map of F.B.M. subdivision, a condominium project at an existing apartment development between Fourth Avenue and Glover, south of D Street. The map is in conformance with the tentative map and the Commission recommends approval subject to the following: 1. The deed restrictions filed with the Planning Department shall be amended to prohibit the conversion of carports to living space and to provide that the City may assume maintenance of common area in the event such maintenance is not satisfactorily performed by the Home Owners Association. The applicant shall also sign an agreement not to oppose any formation of a district to underground existing utilities. 2. The final map shall not be submitted for Council action until approval of the final map and improvement plans by the Director of Public Works, all fees are paid and all necessary bonds, agreements, deeds, letters and easements, as required by the Director of Public Works, have been delivered to the City.
