The Honorable Mayor and City Council
of the City of Chula Vista
Civic Center
Chula Vista, California
Gentlemen:
Subject: Revised tentative map of Flair Subdivision, Unit #4 (formerly
Units #5 and #6
At their meeting of September 4, 1968, the City Planning Commission considered
the revised tentative map of Flair Subdivision, Unit #4. This unit (formerly
Units #5 and #6) is located north of Orange Avenue, east of the proposed Inland
Freeway. This revision, at the direction of the Commission, concerns the incor-
poration into the subdivision of the small area of canyon which was to be
dedicated to the City but later determined that the City's efforts at canyon
retention should be concentrated to the north. In revising this section, the
developer has replaced two cul-de-sacs with a loop system by connecting the
cul-de-sacs with an additional segment of street.
The Commission recommends approval of the revised map and recommends that the
tentative map be extended, subject to the following conditions:
1. This approval is subject to the original conditions of approval of the
overall map (June 6, 1966 and March 6, 1967).
2. A 10' sewer easement shall be provided between Lots 278 and 279 and a sewer
line shall be constructed in said easement with a manhole in Lilac Avenue.
3. Some off-site drainage construction will be necessary, such as at the
southerly end of Lilac Avenue and east and south of Lot 280.
The City of Chula Vista may acquire an easement for sewer purposes beginning
at the southerly terminus of Lilac Avenue, as shown on the revised tentative
map and along the southerly prolongation of Lilac Avenue through property owned
by Princess Manor, Inc. The subdivider shall assume all costs pertaining to
right of way acquisition and construction of a sewer line in said easement.

This will eliminate the need of the Force Main as shown on the revised
tentative map and if the City of Chula Vista is unable to obtain the necessary
sewer easement, then the construction of a sewage lift station by the
developer will be necessary.
