The proposed site plan reps~esents a refinement of the ear~lier development Urest of this
phase. All units have access to dedicated alleys, with the dvrelling entrances opening

landscaped areas including the remaining portion of the Swale area. An additional rec-

age area for approxirnately 20 boats or trailers is provided in a screened area.
The units are ic'entical to those currently under construction to the wrest. They are a
four-p1ex typF: grouping using shake roof a.nd prnvidi ng a 282-336 sq. ft. patio area for
each unit. Olle covered and one uncovered parking space is provided for each unit; due
to the limited number of curb cuts onto the collector loop street, there will be adequate
onstreet guest parking.
The tentative subdivision map is divided into three units as follows:

The subdivision map is in conformance with tyre P.U.D. "1•he only apparent problem which has
not been settled involves the original condition of prezoning this site. Ordinance 1326
which established thc~ prGzoni ng for• the area bras to beco~~ e effective only upon a r~eport to
the City Council that any additional construction in this- area vrould not impose a burden
upon the Scheel districts or ot~icr public facilities. At the time of adoption of this
ordinance nei twos thc~ City nor ~~}+ school di scr i cts had an adopted policy concerrri ng fees
for new corlstr~uctiorl. Since th}:.~ City Council has approved Res. X6140, requiring the
subdivider to clear his project aria; the school districts prior to their acceptance of
a fi nal map, are see no reason to dc~1 ay action on the matter.
