HomeMy WebLinkAboutReso 1970-5588Form No~ 344r Rev 9-67 RESOLUTION NO ~ 5588 RESOLUTION OF APPROVING THE AS VISTA LOMA THE CITY COUNCIL OF THE CITY OF CHULA VISTA TENTATIVE MAP OF A SUBDIVISION I'O BE KNOWN VERDE SUBDIVISION The City Council of the City of Chula Vista does hereby resolve as follows: WHEREAS, the Planning Commission of the City of Chula Vista has heretofore approved that certain tentative map of a subdivision to be known as VISTA LOMA VERDE SUBDIVISION and has recommended that the City Council approve said tentative map subject to the conditions as recommended in their letter dated the 24th day of March , 19 70, a copy of which is attached hereto and by this reference made a part hereof, the same as though fully set forth herein. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Chula Vista that said Council does hereby approve said tenta- tive subdivision map in accordance with the recommendations of the Planning Commission of the City of Chula Vista, Presented by - ,~ . ~/ ruce W rren, Director o Planning Approved as to form by George D. This subdivision is located on the north side of Orange Avenue, approximately 650' east of Hilltop Drive; it is bisected by one street which serves as the main access to the City's Loma Verde Park. The Commission recommends approval of this map subject to the follow- ing conditions: 1. Access from lots ~~l and 416 onto Orange Avenue shall be pro- hibited. 2. A 5' high decorative masonry wall shall be constructed at the 10' setback line along the north side of Orange Avenue on Lots ~~1 and ~~6. The design of the wall shall be subject to staff approval. The height of said wall shall be reduced to 3' in the front setback along Loma Verde Parkview extending around the radius of the street corner. 3. The area between the required wall and the sidewalk shall be landscaped with ground cover and low shrubs based upon a plan submitted by the subdivider and approved by the staff. 4. An irrigation system for the landscaped area outside the wall shall be provided and metered to each individual dwelling; main- tenance of these slopes shall be the responsibility of the sub- divider until the houses on Lots ~~1 and X66 are sold, with the homeowners responsible thereafter. ~~~ ;~: Honorable Mayor and City Council Vista Loma Verde - Tentative Map March 24, 1970 page 2 5. Final grading plans for Lot ~~l and X66 shall reflect the top of slope located at the 10' setback line. 6. The developer shall deposit sufficient monies or bond for the future construction of public improvements in the north half of Orange Avenue lying within the subdivision boundary. Public improvements shall include but are not limited to pavement, curb, gutter, sidewalk, sewer, street lights and drainage facilities. 7. The developer shall deposit sufficient monies or bond to insure the future construction for one-fourth of a major drainage structure under Orange Avenue.
