Financial Statement:
On July 11, 1973, the Planning Commission, by a 3-3
Commission-Board Recommendation: Vote with one member absent, failed to approve a motion
to grant the conditional use permit; on July 25, 1973, by a 5-1-1 (abstention due to
absence at previous hearing) vote, the Planning Commission clarified their action by
approving PCC-73-7 for construction of industrial buildings in the flood plain, with no
approval of a truck terminal at that location.
Department Head Recommendation:
Adopt a resolution approving PCC-73-7 subject to the
following conditions:
1. If the owner of the mobile home park grants permission, a masonry wall shall be
constructed along North Glover Avenue adjacent to the mobile home park from the
north property line of the mobile home park to a point opposite the south side
of the original east-west alignment of Brisbane Street.

2. The zoning wall shall be waived in the area of the slope located at the
southeast corner of the industrial park site because of the difference in
topography between the two zones; however, the remaining portion of the wall
., will be required concurrent with the building permit for the truck terminal.
3. The doors on the south side of the terminal shall remain closed during the
hours of 6:00 p.m. to 6:00 a.m.
4. Truck traffic shall be prohibited along North Glover south of Trousdale Drive.
5. Occupancy of the terminal facility shall not be allowed until construction is
started on the proposed industrial buildings approved for the south side of
Trousdale Drive. To insure that occupancy does not occur prior to the start
of construction of the remaining industrial buildings on the south side of
Trousdale Drive, no electricity or gas clearance or meter sets shall be
authorized. Any temporary power used during construction shall be removed
upon final inspection by the Building Department. It shall be the respon-
sibility of the City Attorney's office to prepare an agreement to these
conditions which shall be signed by the applicant as well as the developer
of the truck terminal. Such agreement shall be filed with the Department of
Building Inspection prior to the issuance of any building permits.
