HomeMy WebLinkAboutReso 1967-4593Form No- 344 Rev, 9-67 RESOLUTION N0~ 4593 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA APPROVING THE TENTATIVE MAP OF A SUBDIVISION TO BE KNOWN AS MESTLER MANOR SUBDIVISION UNITS N0. 2, 3 AND 4 The City Council of the City of Chula Vista does hereby resolve as follows: WHEREAS, the Planning Commission of the City of Chula Vista has heretofore approved that certain tentative map of a subdivision to be known as Mestler Manor Subdivision Units No. 2, 3 and 4 and has recommended that the City Council approve said tentative map subject to the conditions as recommended in their letter dated the 24th day of October 19 67, a copy of which is attached hereto and by this reference made a part hereof, the same as though fully set forth herein. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Chula Vista that said Council does hereby approve said tenta- tive subdivision map in accordance with the recommendations of the Planning Commission of the City of Chula Vista, provided that Item 8 thereof be amended to read "participate in" rather than "pay for" and further, that the exact terms of the City participation in Items 8 and 9 will be determined by future agreements. DATED Clerk of the City of Chula above is a full, true and that the same has not been City Clerk _, .,< City o~ CfnuQa ~Uista CALIFORNIA DEPARTMENT OF PLANNING October 24, 1967 The Honorable Mayor and City Council of the City of Chula Vista Civic Center Chula Vista, California Subject: Mestler Manor Subdivision, Units No. 2, 3 and 4 - Tentative Map Gentlemen: At their meeting of October 23, 1967, the City Planning Commission considered the tentative map of Mestler Manor Subdivision, Units No. 2, 3 and 4. This subdivision is located east of Monserate Avenue, on the south side of Naples Street, encompassing an area of 20 acres which will be subdivided into 79 lots. The Commission recommends approval of the map subject to the following con- ditions: 1. The top of slope line on Lots 52, 47, and 35 shall be revised to coincide with the 10' setback line. 2. Unit No. 3 should be revised to include Lots 53 through 62 and the entire "L" shaped street pattern. 3. Lots 26 through 34 are approved in concept only since several of the lots have less than 7,000 square feet. Revision of the lots on the final map shall be subject to staff approval. 4. All street frontage dimensions shall be shown on the final map. 5. Lot 15 may be acceptable subject to review of a plot plan illustrating that the lot can properly accommodate a house with usable open space remaining. The staff reserves the right to require retaining walls where necessary. 6. Easements for the necessary utilities shall be granted or appropriate letters obtained from the utility companies. ySR3 The Honorable Mayor and City Council October 24, 1967 Chula Vista, California Page two 7. The grade on Naples Street shall be lowered in order to provide a summit sight distance for a speed of 40 MPH. 8. The City will pay for the expense of lowering the permanent improvements which have been constructed at the existing grade on Naples Street. Tem- porary roadbed construction will be lowered at the cost of the developer. 9. The sight distance on the summit vertical curve at the southerly end of Melrose Avenue shall be designed for a speed of 35 MPH. This may require some modification of existing improvements on Melrose Avenue southerly of the tract limits. The City may participate in this cost. The note on the tentative map regarding Melrose Avenue is to be deleted. 10. Curb radius of 30 feet shall be used on Naples Street. 11. Additional sewer manholes shall be constructed at the ends of the sewer lines. Manhole construction for short extensions may be waived by the City Engineer. 12. All public improvements shall be constructed subject to the approval of the City Engineer. 13. An 8 foot tree planting and maintenance easement shall be provided on East Naples Street.
