RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA
APPROVING THE TENTATIVE MAP OF A SUBDIVISION TO BE KNOWN
AS PRINCESS MANOR SUBDIVISION UNIT NO, 9
The City Council of the City of Chula Vista does hereby
resolve as follows:
WHEREAS, the Planning Commission of the City of Chula Vista
has heretofore approved that certain tentative map of a subdivision to
be known as princess Manor Subdivision Unit No. 9
and has recommended that the City Council of the City of Chula Vista
approve said tentative map subject to the conditions as recommended
in their letter of August 22 1967 a copy of which is
attached hereto and by this reference made a part hereof, the same
as though fully set forth herein.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Chula Vista that said Council does hereby approve said
tentative subdivision map in accordance with the recommendations of
the Planning Commission of the City of Chula Vista.

Subject: Princess Manor Unit #9
Gentlemen:
At their meeting of August 21, 1967, the City Planning Commission
considered the tentative map of the Princess Manor Subdivision,
Unit #9. The subdivision is located west of the terminus of Malta
Avenue and south of the Rohr Elementary School. The area involved
contains 12 acres of land and will be subdivided into 49 single-
family lots.
The Commission recommends approval, subject to the following
conditions:
1. The top of slope along Lot 42 shall be revised to coincide
with 10' setback line.
2. Adequate planting of slopes shall be accomplished in accordance
with Planning Commission Resolution No. 127. The plants shall be
maintained until they are fully established. Bond for this work
will not be exonerated until this has been fully accomplished.
3. The grant deed for one foot lot at west end of Malta Avenue
shall be prepared in the name of the City prior to recordation of
final map.
4. Malta Avenue shall be 36 feet wide with 5 foot monolithic side-
walks so as to be the same as the existing portion of Malta Avenue
to the east. Right-of-way shall be 50 feet. Subdivider shall con-
struct off-site road, curb and sidewalk for Malta Avenue connection.

5. The subdivider shall improve that portion of land which would be added
to Lot 281 of Princess Manor Unit No. 2 through connection to Malta Avenue.
Improvements shall include addition of top soil and planting of lawn to
match existing lawn.
6. Cul-de-sac property line radii shall be a minimum of 45 feet. The
curb line radii shall be a minimum of 40 feet.
7. Subdivider shall obtain dedication of right-of-way on Malta Avenue
from owner of Lot 280 of Princess Manor Unit No. 2 so that straight-line
connection can be made.
8. Sewage collection system is approved in concept only. The method and
point of connection to the Montgomery Sanitation District system are
subject to the approval of such district. Subdivider shall provide plans
to show location and size of nearest available public sewers and proposed
method of connection. Application for connection shall be made through
the City Engineer. Upon approval of sewage collection system, subdivider
shall provide necessary documents dedicating easements for maintenance of
the sewage system. Such easements shall be executed by the subdivider
and submitted to the Montgomery Sanitation District and/or the City Engineer
prior to action on the final map by the City Council.
9. All utilities shall be underground. Easements shall be provided as
necessary.
10. It will be necessary to construct on-site and off-site storm drainage
facilities. Specific methods of handling storm drainage are subject to
detailed approval by the City Engineer at the time of submission of improve-
ment plans. Design shall be accomplished on the basis of providing one dry
lane in each direction during peak runoff from a 10-year storm expectancy.
Drainage easements shall be provided as required by the City Engineer.
11. Subdivider shall submit executed slope and/or access easements from
adjacent property owners prior to approval of the final map.
12. Subdivider shall show 6 foot utility easements at rear of all lots, or
submit letters from utility companies stating that easements are not
required.
13. All public improvements shall be constructed subject to the approval
of the City Engineer.
