'l'he City Council' of t.he City of Chula Vista. does hereby
resolve as follows:
WHEREAS, the Planning Commissio;r of the City of Chula Vi.sta
has heretofore approved tha.t certain tentative map of a subdi v isian to
be known as Brandywine Unit No.2
and has reconliTI-e!1,j"ed-'tIiat theCi ty Counc 1.1 approve said tentatIve map
subject to the conditions as recormnended in their letter dated the
25th day of May , 1971 , a copy of \"hich isat.tached
hereto and by thi's reference made a part hereof, the same. as though
fully set forth herein.

Subject: PCS-71-3 - Tentative Map of Brandywine Unit No. 2
At the meeting of May 24,1971, the City Planning Commission considered
the tentative map of Brandywine Unit No.2 located north of Sequoia
Street and west of Brandywine Avenue. The map includes 105 residential
lots, 4 open space lots, and one park site lot on a total of 20 acres.
The property is zoned P-C with a change of zone to R-l recommended by
the Plannin9 Commission.
The Commission recommends approval of the tentative map subject to the
following conditions: '
1. The 4.5 acre park site shall be dedicated to the City.
2. A bond shall be posted to cover the costs of grading the park site.
Final grading plans shall be subject to the approval of the Director
of Parks and Recreation.
3. The storm water through the park site shall be carried in a pipe and
sufficient grading be completed to provide an adequate protective
cover over the p'i pe.
4. Sequoia Street shall be fully improved.
5. A sidewalk shall be utilized on both sides of Sequoia, Brandywine and
Street "A".
6. Minimum alley width shall be 26 feet where parking bays or carports
are indi cated on one si de, and 28 feet where there-,are parking bays
or carports ,on both sides.
7. The alley in the mall area in front of Lots 8-11 shall be moved
easterly a minimum of 25 feet to allow additional landscaping in
front of Lots 8-11.

8. The final grading of the site shall include "rounding" the top and
toe of all slopes within the project and adjacent to the park.
9. A grading easement over the slope adjacent to Lots 1-6 shall be
retained by the applicant and that bank be eliminated with the grading
of the park site.
10. An offsite sewer shall be constructed in Brandywine Avenue to Main
Street and then westerly to the existing sewer near Oleander Avenue.
11. A fee, which has not.yet been determined, shall be paid for connecting
the sewers to the City's system.
