HomeMy WebLinkAboutReso 1971-6107Form No. 344 Rev, 9-6~ RESOLUTION N0~ 6107 RESOLUTION OF THE CITY COUNCIL OF THE CTTi~ OF CHULA VISTA APPROVTN(; THE TEN'T'ATIVE MAP OF A SUBDIVISION TO BE KNOWN AS RANCHO RIGS UNITS 1 THROUGH 4 The City Council of the City of Chula Vista does hereby resolve as fo~lows: WHEREAS, the Planning Commission of the City of Chula Vista has heretofore approved that certain tentative map of a subdivision t~ be known as RANCHO RIOS UNITS 1 THROUGH 4 and has recommended that the City Council approve said tentative map sub]ect to the conditions as recommended ~n their letter dated the 29th day of June , 1971 , a Dopy of which is attached hereto and by th-~s reference made a part hereof, the same as though fully set forth herein NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Chula Vista that said Council does hereby approve said tenta- tive subdivision map ~.n accordance with the recommendations of the Planning Commission of the City of Chula Vista, as set forth in their letter of June 29, 1971, a copy of which is attached hereto and made a part hereof by reference, as if set forth in full. Subject: PCS-71-5 - Tentative Map of Rancho Rios Units 1-4 At the meeting of June 28, 1971, the City Planning Commission considered the tentative subdivision map of Rancho Rios Units 1-4 located south of Otay Valley Road, east of Sweetwater Road. The subdivision map contains 248 lots on 23.3 acres, consisting of 228 residential lots and 20 open space lots. The Commission recommends approval of the tentative map subject to the following conditions: 1. 64% of the swale area shown on the Planned Unit Development shall be developed with this subdivision, consisting of the following areas: Unit #1 - 55,000 sq. ft. (including the recreation center) Unit #2 - 45,000 sq. ft. Unit #3 - 49,000 sq. ft. Unit #4 - 55,000 sq. ft. A detailed development plan for the swale area, including phasing, shall be approved by staff prior to submission of a final subdivision map for Planning Commission consideration. 2. The existing utilities along the south side of Main Street/ Otay Valley Road shall be undergrounded at the time the street is widened and improved. The applicant may initiate an improve- ment district to accomplish this undergrounding, which district shall include all property fronting on both sides of Main Street/ Otay Valley Road from a point even with Sweetwater Road to Inter- state 805. _.-~. ~~~'~-,~ ~ ~ ~ 7 Honorable Mayor and City Council June 29, 1971 Tentative Map of Rancho Rios Units 1-4 page 2 3. A copy of the deed restrictions shall be filed with the Planning Department; they shall contain restrictions as outlined in the Planned Unit Development Resolution PUD-71-1. 4. At the time of site plan and architectural review, a plan for a system of low level lighting for Units 1-4 shall be submitted for staff approval. No point on the walkways shall be lighted to a level of less than 2 lumins. 5. Sweetwater Road and Otay Valley Road shall be improved; improve- ments shall include, but are not limited to, 28 feet of pavement, curb, gutter, sidewalk, sewer, drainage facilities and street lights. 6. The developer shall provide sewer easements for all offsite sewers. 7. Conformance with the engineering conditions as they apply, contained in Planned Unit Development Resolution PUD-71-1. 8. Letters from utility companies will be provided to eliminate rear and side yard utility easements. 9. With respect to Units 2, 3, and 4, permission shall be obtained from adjacent property owners to permit the concentration of drainage upon their property. 10. The developer shall pay a proportionate share of the construction for the Date-Faivre, Main Street Relief Trunk in the amount of $65.00 per dwelling unit in Units 2, 3, and 4. The developer will receive full credit for any portion of the Main Street Relief Trunk which he constructs. ~l :~ Bruce H.
