RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA
VISTA APPROVING THE TENTATIVE MAP OF A SUBDIVISION
TO BE KNOWN AS BONITA VIEW TERRACE
The City Council of the City of Chula Vista does hereby
resolve as follows:
WHEREAS, the Planning Commission of the City of_ Chula Vista
has heretofore approved that certain tentative map of a subdivision to
be known as BONITA VIEW TERRACE and has recommended in their letter
dated the 6th day of October, 1971, a copy of which is attached hereto
and by this reference made a part hereof, the same as though fully set
forth herein.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Chula Vista that said Council does hereby approve said tenta-
tive subdivision map in accordance with the recommendations of the
Planning Commission of the City of Chula Vista.
BE IT FURTHER RESOLVED that in addition to the conditions
recommended by the Planning Commission, it is required by the City
Council that the developer enter into an agreement with the school
districts to make adequate provisions for the students within the
subdivision in accordance with the policy adopted by Resolution No.
6140 prior to the acceptance of the final map.

Subject: PCS-71-7 Tentative Subdivision Map of Bonita View Terrace
At the meeting of October 4, 1971, the City Planning Commission
considered the tentative map of Bonita View Terrace located on
the east side of Otay Lakes Road, north of Bonita Vista Junior
High School. This map is for a one lot condominium development
of 48 units on 9.72 acres. Rezoning of the property to R-1-10-P
is recommended by the Planning Commission.
The Commission recommends approval of the tentative map subject
to the following conditions:
1. Revise subdivision boundary to include proposed street and
portion of Otay Lakes Road. Request to vacate portion of Otay
Lakes Road will be processed for no fee.
2. Offsite street improvements shall be constructed in Otay
Lakes Road, south of the subdivision to provide acceptable
access to the subdivision.
3. All public improvements shall be constructed in accordance
with the standard drawings and specifications of the City of
Chula Vista.
4. Adequate drainage facilities shall be constructed as approved
by the City Engineer.
5. Ornamental street lights shall be furnished and installed
in the type and number approved by the City Engineer on both
the public and rip 'vats streets.

6. Tree deposits shall be paid in accordance with Ordinance
No. 1001, except the deposit shall provide for planting at
least 15 gallon size tree species.
7. The developer shall furnish the City Engineer with the
results of C.B.R. tests performed by a registered civil
engineer whose primary professional activity is performing
such tests, in the number and at such locations and times
determined by the City Engineer. The City Engineer will
determine the structural street sections of public and rivate
streets based on these tests.
8. Letters from utility companies shall be provided to
eliminate the necessity for utility easements.
9. Evidence shall be provided of having obtained slope rights
where required.
10. In addition to the normal inspection fees, the developer
shall pay an inspection fee determined by the City Engineer
for inspecting the improvements constructed on the private
streets consisting of grading, base material, asphaltic
concrete, Portland cement concrete, and street light installa-
tions.
11. The following sewer assessments shall be paid.
Spring Valley Outfall Assessment of $130.00 per acre per
gross area within the subdivision.
Otay Lakes Road Sewer Assessment of $104.75 per acre
gross area plus $4.80 per front foot.
12. An 8" V.C.P, public sewer shall be constructed in the pro-
posed street.
13. Fire hydrants shall be installed in accordance with
standard drawing 115.
14. The subdivision boundary shall be tied to the Lambert
Projection for California coordinate system Zone VI. This shall
be accomplished by tying the subdivision boundary to a minimum
of two established horizontal control monuments on file in the
office of the City Engineer. This requirement may be waived by
the City Engineer upon receipt of a written request.
