HomeMy WebLinkAboutReso 1972-6377w RESOLUTION NO. 6377 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA APPROVING THE TENTATIVE MAP OF A SUBDIVISION TO BE KNOWN AS LARKHAVEN UNITS 1 AND 2 The City Council of the City of Chula Vista does hereby resolve as follows: WHEREAS, the Planning Commission of the City of Chula Vista has heretofore approved that certain tentative map of a subdivision to be known as LARKHAVEN UNITS 1 and 2 and has recommended that the City Council approve said tentative map subject to the conditions as recommended in their letter dated the 21st day of March, 1972, a copy of which is attached hereto and by this reference made a part hereof, the same as though fully set forth herein, and WHEREAS, in addition to said conditions set forth in said letter, the City Council does hereby determine that the sum of $35,000, to be paid to the City of Chula Vista by the sub- divider, may be used for the acquisition or development of park lands at any location within the park service area encompassing said subdivision. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Chula Vista that said Council does hereby approve said tentative subdivision map in accordance with the recommendations of the Planning Commission of the City of Chula Vista. Subject: Tentative map of Larkhaven Subdivision Units 1 and 2 At the meeting of March 20, 1972, the City Planning Commission considered the revised tentative map for Larkhaven Subdivision Units 1 and 2 which encompasses 28.7 acres bisected by Orange Avenue. The developer proposes to develop 116 lots with single family dwellings in Units 1 and 2. They own additional property to the south and to the east which will be developed in a later phase. In connection with this development American Housing Guild has agreed to donate to the City for park purposes 7 acres lying north of Orange Avenue, with an additional 7 acres to be donated to the City by the owner, Henry Rienstra. This park land is partially developed with ball fields and American Housing Guild will contribute $35,000 in phases to facilitate the further development of the park. The Planning Commission recommended the reservation of an additional 5 acre park site located south of Orange Avenue and lying within the natural drainage area; this site to be deleted from the proposed tentative map and set aside for purchase by the City from ,the owner. This would result in the deletion of approximately 26 lots from the proposed subdivision due to the design of the park and the necessary realignment of the street patterns. American Housing Guild has also agreed to extend Orange Avenue easterly from their subdivision boundary to connect with the existing improved section of Orange Avenue. This involves 1800 feet in length and would be improved with 28 ft. wide pavement to allow for two-way traffic until developr~ent of the area provides for full improvement of Orange Avenue. . ~• Honorable Mayor and City Council March 21, 1972 Larkhaven Subdivision Units 1 and 2 page 2 Based on these provisions, the Planning Commission recommends approval of the revised tentative map for Larkhaven Units 1 and 2 subject to the following conditions: 1. Half streets will not be utilized within the proposed phase of development. 2. The proposed extension of Loma Lane south of Orange Avenue shall be realigned to coordinate with Loma Lane north of Orange Avenue. 3. Lots 70, 75 and 76 shall be increased in width to obtain a 50 ft. width no further than 20 feet from the street. 4. All improvements along Street "F" and Street "E" to Lot 125 shall be constructed, or Lots 123-125 shall be deleted from Unit 2 and a temporary cul-de-sac constructed easterly of Lots 122 and 131. 5. Complete improvements along Orange Avenue adjacent to Lots 12 and 1 shall be constructed. 6. Orange Avenue shall be improved with 28 ft, of pavement and shoulder curb and gutter on both sides of the street. Improvement of the center median strip together with curb and gutter and the adjacent 4 ft. of pavement on each side will be the responsibility of the city. 7. Size, type and location of drainage provisions shall be determined at a later date, subsequent to submission of drainage calculations and plans. 8. Sewers should be designed to provide capability of sewering adjacent unsewered properties. 9. A charge of $70 per acre for sewer connections within the h1ontgomery Sanitation District shall be required prior to final map approval. G BRUCE H. IrlARREN , A. I . P .
