RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA
VI5TA APPROVING PRECISE PLAN FOR DEVELOPMENT OF LOT
AT SOUTHWEST CORNER OF FOURTH AVENUE AND "H" STREET
The City Council of the City of Chula Vista does hereby
resolve as follows:
WHEREAS, in December, 1969, the City Council approved
rezoning for the south side of "H" Street, extending 367 feet
westerly from Fourth Avenue, from R-2 and R-3 to C-O, provided,
however, that said zoning would not become effective until a parcel
map and/or a precise plan was approved by the City consolidating all
or some of the lots in a manner which would assure sound commercial
office development, and
WHEREAS, Balboa Bank has submitted a proposal to the
Planning Commission which would consolidate 5 of the parcels into
one lot totalling approximately one acre, and
WHEREAS, the precise plan shows a 60' x 87' two-story bank
building with a total floor area of 10,440 square feet and 4 drive-
through banking facilities and access to the site is provided by
three driveways, two on "H" Street and one on Fourth Avenue with a
total of 31 parking spaces for offstreet parking, and
WHEREAS, the Planning Commission has heretofore recommended
approval of said precise plan in accordance with their Resolution No.
PCM-72-4, adopted on April 17, 1972 and does hereby recommend approval
of said action to the City Council.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the
City of Chula Vista does hereby approve the precise plan as submitted
by Balboa Bank for a portion of that certain property as described
in Ordinance No. 1247, adopted on December 9, 1969, located to the
south side of "H" Street, extending 245 feet westerly from Fourth
Avenue along the southerly boundary of "H" Street, and does hereby
declare that the zoning provided in Ordinance No. 1247 be, and the
same is hereby effective.

RESOLUTION OF THE CITY PLANNING COMMISSION APPROVING PRECISE PLAN
FOR DEVELOPMIiNT OF LOT AT SOUTIiWEST CORNER OF FOURTH AVEfJUE AND H STREET
WHEREAS, on December 9, 1969, the City Council of the City of Chula Vista, by
Ordinance No. 1247, approved a change of zone from R-2 and R-3 to C-0 for property
located on the south side of "H" Street, extending 367 feet westerly from Fourth
Avenue, with setbacks established at 10 feet in accordance with the C-0 zone; provided,
however, that said zoning would not become effective until a subdivision or parcel map
and/or a precise plan consolidating all or some of the lots in a manner which would
assure sound commercial office development is approved by the City, and
WHEREAS, Balboa Bank, in organization, has filed a parcel map consolidating
5 lots totalling approximately one acre, at the southwest corner of Fourth Avenue and
H Street, and
WHEREAS, Balboa Bank submitted a Precise Plan for the development of the
property with a 60' X 87' two story bank building, having a total floor area of 10,440
square feet, and 4 drive-through banking facilities along the southern portion of
the bank, and
WHEREAS, the City Planning Commission at a regularly scheduled meeting
held at 7:00 p.m., Monday, April 17, 1972, Council Chamber, Civic Center, 276 Fourth
Avenue, considered the precise plan for development as submitted by Balboa Bank, in
organization.
NOW THEREFORE BE IT~RESOLVED AS FOLLOWS:
The City Planning Commission finds the precise plan makes good utilization
of the property by locating the proposed entrance and exits as far away from the
intersection of Fourth and H as feasible and~by separating the storage lanes for
drive-through facilities from the general public parking areas; in addition, they have
provided landscaping in excess of ordinance requirements to minimize the effect of the
paved parking area. The Planning Commission therefore recommends approval of the
Precise Plan, subject to the following:
1. The areas designated for employee parking be marked as such.
2. Each exit shall be clearly marked for "No Left Turn."
PASSED and APPROVED by the CITY PLANNING COMMISSION of CHULA UISTA, CALIFORNIA,
this 17th day of April, 1972, by the following vote, to-wit:
