The map covers 12.5 acres to be developed with 164 units under a Planned Unit Development plan in an R-3-G-P zone. The Commission recommends approval of the tentative map subject to the following conditions: 1. The standard of illumination along the private street shall be the same as that required for public streets. The type of pole and fixture shall be subject to the approval of the City Engineer and the Planning Department staff. 2. The structural design of the private street section and parking areas shall be subject to approval of the City Engineer. 3. A bond will not have to be posted for the private improvements; however, fees shall be paid for the inspection of the construction of the private streets, drainage, street lights, and similar items. 4. Drainage facilities shall be constructed so that one 10' dry lane is maintained for a 10-year storm expectancy. 5. Sidewalk shall be constructed along one side of each entry drive from Melrose Avenue subject to approval of the City Engineer and Planning Department. The requirement for walk adjacent to the remaining private streets shall be determined after a review of detailed plans for development. ~~~ ruce H.
