RESOLUTION OF' THE CITY COUNCIL OF THE CTT`Y OF CHULA VISTA
APPROVING THE TEN°I'ATIVE MAP OF A SUBDIVISION T'0 BE KNOWN
AS RANCHO RIOS UNITS 6, 7 AND 8
The City Council of the City of Chula Vista does hereby
resolve as follows:
WHEREAS, the Planning Commission of the City of Chula Vista
has heretofore approved that certain tentative map of a subdivision to
be known as RANCHO RIGS UNITS 6, 7 and 8
and has recommended that the City Council approve said tentative map
subject to the conditions as recommended in their letter dated the
23rd day of August , 1972 , a copy of which is attached
hereto and by this reference made a part hereof, the same as though
fully set forth herein.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Chula Vista that said Council does hereby approve said tenta-
tive subdivision map in accordance with the recommendations of the
Planning Commission of the City of Chula Vista, provided, further,
that developer shall also, as a condition of said approval, comply
with the provisions of Resolution No. 6140 of the City Council of
the City of Chula Vista.

Subject: Tentative Map of Rancho Rios Units 6, 7 and 8
At the meeting of August 21, 1972, the City Planning Commission .
considered a Planned Unit Development application and tentative
subdivision reap of Rancho Rios Units 6, 7 and 8, located south
of Otay Valley Road and west of Interstate 805. The map contains
264 lots on 26.1 acres.
The Planning Colr~mission recommends approval of the tentative map
subject to the following conditions:
1. Conditions enumerated in Resolution PUD-72-4.
2. The subdivision boundary for Unit #6 shall be revised to include
P~elrose Avenue to the centerline of Otay Valley Road and the southerly
half of Otay Valley Road 100 feet east and, west of the centerline of
Melrose Avenue.
3. Property line radii at P1elrose Avenue and Otay Valley Road will
be 22.5 feet; curb radii shall be 30 feet.
4. Melrose Avenue will be completely improved from Otay Valley Road
to "A" Street.
5. Permanent street improvements constructed at the intersection of
Melrose Avenue and Otay Valley Road will be connected to existing
improvements by use of temporary measures to provide for free turns
to and from Melrose Avenue.
6. Streets will have a minimum of 3" AC on approved base and alleys
will have a minimum of 2" AC on approved base.
7. Reverse curves shall have an intervening tangent a minimum of
100 feet.

8. Rancho Drive shall be canrpleted with the construction of Unit #7
or its construction may be bonded for with the construction of Unit #~7
providing satisfactory access is available to Unit #7.
9. A standard knuc4:le shall be used to connect "A" Street with Rancho
Gr-i ve.
10. The pointed curb between P,lley "A" and Alley "C" shall be removed.
11. Alley curb radii shall be a minimum of 10 feet.
12. Ro71 curbs shall only be used in parking areas and shall have a
minimum of a 10 foot transition from other curbs.
13. .Provisions shall be rT~ade for vehicle turn around at the end of all
alley cul-de--sacs. It is suggested that a 24' radius section terminate
the alleys, hoti~rever, the Engineering Division will consider other methods
to accommodate necessary vehicle movements.
14. All proposed types of drainage provisions shall be drav,~n on revised
tentative map to include any necessary easements.
15. The 12" trunk sewer is a condition of Unit #5 and shall have Council
approval if it is to be constructed vrith Unit #6,
16. The permanent end of severs (cul-de-sacs, etc.) shall end with a
manhole if the distance exceeds 200 feet or if the sewer grade exceeds 7%.
17. The minimur~ grade for permanent ends of severs shall be 2%.
