[ 6a,b] CHULA VISTA CITY COUNCIL MEETING oF; February 13, 1973 Public hearing - Consideration of revision to General Plan for approximatel ITEM TITLE: 42 acres located east of Max Avenue, north of Orange Avenue Resolution - Adopting revision to General Plan for approximately 42 acres ;,,~.: located east of N1ax Avenue, north of Orange Avenue INITIATED BY: Director of Planning Rnrxr,RniiNn American Housing Guild, owner of approximately 4z acres of property located east of Max Avenue, north of Orange Avenue, requested a revision to the General Plan which presently designates this area as Medium Density (4-12 units to the acre), to High Density (13-26 units to the acre) to be considered in conjunction with a proposed rezoning to R-3-G-P. The area in question together with a majority of the acreage surrounding this site is presently designated Medium Density Residential on the General Plan, the one exception is a 15 acre, partially developed shopping center, located east of the subject property. The Chula Vista General Plan states that density categories as indicated on the General Plan map are not intended to suggest uniform patterns of either single or multiple family development; they are intended, rather, to indicate the general range within which a harmonious, but varied, combination of different housing types will be constructed in any given area of the city. American Housing Guild is currently planning to on 74 acres adjoining this site with the average approximately 4 units to the acre.
