RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CHULA VISTA APPROVING THE PRECISE PLAN AND
DEVELOPMENT STANDARDS FOR RANCHO DEL SUR
The City Council of the City of Chula Vista does hereby
find as follows:
1. That the Precise Plan will not be detrimental to
health, safety or general welfare of persons residing or working
in the vicinity of Rancho del Sur or injurious to property
improvements in the vicinity because the circulation system in
the lots has been designed to accommodate the proposed
development. The conditions of approval outlined in the
subdivision map, as well as the adopted development standards,
will ensure that the development will create an acceptable living
environment.
2. The Precise Plan satisfies the principles of the
application of the P modifying district as set forth in Chula
Vista Municipal Section 19.56.041 in that the proposed
development will be required to be constructed in accordance with
the guidelines established with the approval of this project
subject to rezoning and subdivision map conditions.
3. Any exceptions granted which deviate from the
underlying zone requirements shall be warranted only when
necessary to meet the purpose and application of the P Precise
Plan Modifying Districts. At this time, no exceptions are
proposed which would deviate from the requirements of the
underlying zone in accordance with the Precise Plan Guidelines
being adopted.
4. The approval of this plan will conform to the
General Plan and the adopted policies of the City. The project
is in keeping with the goals, objectives and densities as
established in the Chula Vista General Plan.
NOW, THEREFORE, BE IT RESOLVED that the City Council of
the City of Chula Vista based on the findings listed above,
approves the Precise Plan Design Guidelines for Rancho del Sur
subject to the following conditions:
1. Unit 1 shall be subject to Design Review processing
by the Chula Vista Design Review Committee.

2. Units 2 and 3 shall be subject to Design Review by
the City Zoning Administrator.
3. Units 4 and 5 shall be subject to Chula Vista
Planning staff site plan review in accordance with
the Rancho del Sur standards.
4. The development standards shall be revised to delete
the provision allowing for a reduction in sideyard
setbacks where three-car garages are provided.
Should the Council later decide to make a setback
allowance for three-car garage plans, it shall be
applied automatically to Units 4 and 5, Rancho del
Sur.
