HomeMy WebLinkAboutReso 1974-7508Form No. 344 Rev, 9-67 RESOLUTION N0~ 7508 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA APPROVING THE TEN°I'ATIVE MAP OF A SUBDIVISION TO BE KNOWN AS ENCORE BONITA ESTATES SUBDIVISION, PCS-74-6 The City Council of the City of Chula Vista does hereby resolve as follows: WHEREAS, the Planning Commission of the City of Chula Vista has heretofore approved that certain tentative map of a subdivision to be known as ENCORE BONITA ESTATES SUBDIVISION and has recommended that the City Council approve said tentative map subject to the conditions as recommended in their letter dated the 28th day of October 1974 , a copy of which is attached hereto and by this reference made a part hereof, the same as though fully set forth herein. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Chula Vista that said Council does hereby approve said tenta- tive subdivision map in accordance with the recommendations of the Planning Commission of the City of Chula Vista, provided, further, that the design and construction of all curb, gutter and sidewalk shall be in accordance with the map attached hereto. Street improvements and recreational facilities were previously constructed in connection with plans for a contemplated 180 unit townhouse project on the property, which was recorded as E1 Rancho del Rey Unit #2. An Initial Study of environmental impact was considered by the Environmental Review Committee and the Negative Declaration of Impact became final on October 11, 1974. The Planning Commission recommends approval of the tentative map, subject to the following conditions: 1. The tentative map shall be revised to show the following: a. Lot area of each lot. b. Cross section of the 36 ft. street (Alley "I"). c. Label bicycle path on Buena Vista Way cross section. d. Number and identify common open space lots. Open space to be included in Open Space Maintenance District No. 1 shall be so identified, e. General Notes, Item 9, change "procedures" to "facilities." 2. Landscaping and irrigation shall be carried out in accordance with the City Landscape Policy and the conditions of approval of PUD-743. Complete landscaping and irrigation plans shall be submitted concurrent with building permit applications for each unit of development, or if a grading permit is required, concurrent with the application for the grading permit for each unit. 3. All of the existing private streets shall remain private and be maintained by a homeowner's agreement. The manner in which the private streets and utilities are to be maintained shall be contained in the CC&R's. The CC&R's shall be submitted to the City Engineer for approval prior to Council action on the final map. The CC&R's shall be written prohibiting garage conversions. 5. Prior to consideration of the tentative map by the City Council, a letter from the Chula Vista City School District is required indicating that school facilities will be available for the K-6 students in "Encore Bonita Estates." 6. A turn around with a radius of 25 feet shall be constructed at the northerly end of Alley C. 7. The private driveways serving Lots 3, 15, 18, 49 and 72 shall be increased in °~ridth to provide for back up and turn around movements for backing out of the driveways. 8. If the relocation of existing utilities is necessary to serve this develop- ment, and this results in numerous trenches within the existing pavement, then the private street may require an AC overlay, as determined by the City Engineer. 9. Sidewalk ramps shall be constructed at each curb return to provide access by the handicapped. Sidewalk ramps shall be constructed in accordance with Chula Vista Standard Dravrings. Sidewalks shall be constructed within the entire area of returns to accommodate sidewalk ramps. 10. The Type II curb as shown on the tentative map will only be permitted nn the uphill side of the typical street section. Six inch Type G curb and gutter shall be installed on the private streets where there is sidewalk and vahere drainage is being carried. 11. 6Jhere there is less than 30 feet between face of curbs, no on-street parking will be permitted. Where the face of curb to face of curb is less than 36 feet, parking will be permitted only on one side of the street. Where face of curb to face of curb is 36 feet or more, parking will be permitted on both sides of the street. 12. Electrical plans for the lighting of the private streets shall be approved by the City Engineer. The developer will be required to install street lights on the private streets. 13. All work shall be done in accordance with standard drawings and standard specifications of the City of Chula Vista. All street improvements, including public and private, shall be subiect to detailed approval by the City Engineer and will be inspected by the City Engineer. 14. The developer shall provide the required bonds and pay the required fees and charges as established by the ordinance of the City of Chula Vista and resolutions adopted by the City Council. 15.
