ITEM TITLE: Resolution - Approving Lien Agreement for Deferral of Public
Improvements Adjacent to 270 "C" S reet

BACKGROUND: ~/
On May 8, 1974, the Planning Commission granted a deferral for the
easterly 360' of public improvements adjacent to the property at 270 "C"
Street. South Bay Pioneers, Inc. is required to install public
improvements as a condition for issuance of a building permit in accordanc
with the City Code.
South Bay Pioneers, Inc. owns the property which has a total frontage of
660 feet on "C" Street. A proposed 2-story building is to be constructed
on the westerly 300 feet of this property. Complete street improvements
will be constructed along the westerly 300 feet.
The Planning Commission action was conditioned upon posting of a per-
formance guarantee in the amount of $25,000. The property owners have
chosen to execute a lien agreement to serve as a performance guarantee.
City Council approval of the agreement will be followed by recordation
of the lien agreement in the office of the County Recorder.
