RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA
VISTA APPROVING PRECISE PLAN FOR DEVELOPb1ENT OF
PROPERTY AT 376-380 TELEGRAPH CANYON ROAD IN THE
C-O-P ZONE
The City Council of the City of Chula Vista does hereby
resolve as follows:
WHEREAS, the City Council has heretofore on July 22, 1975
adopted and placed on first reading an ordinance approving the change
of zone from R-3 to C-O-P for two vacant lots comprising 15,000 square
feet of property located at the northwest corner of East "L" Street
and Telegraph Canyon Road, and
WHEREAS, said ordinance requires the approval of a Precise
Plan prior to the development of any portion of that property, and
:9HEREAS, the Planning Commission, at their meeting of
June 25, 1975, considered the Precise Plan as submitted by Southwest
Investment Corporation for the development of said property, and
WHEREAS, the Planning Commission made findings that said
Precise Plan conforms to the General Plan and the ordinances of the
City of Chula Vista, and has recommended approval subject to the con-
ditions in Planning Commission Resolution No. PCM-75-10.
NOW, THEREFORE, BE IT RP:SOLVED by the City Council of the
City of Chula Vista that the Precise Plan as submitted by Southwest
Investment Corporation for the development of property at 376-380
Telegraph Canyon Road, as recommended by the Planning Commission in
accordance with Planning Commission Resolution No. PCM-75-10, attached
hereto as Exhibit "A" and incorporated herein by reference as if set
forth in full, with the added condition that landscaping shall be
provided along the northwesterly property line separating the subject
property's parking area from the parking area of the adjacent R-3
development, be, and the same is hereby approved.

RESOLUTION Of THE CITY PLANNING COMMISSION RECOMMENDING TO
THE CITY COUNCIL THE APPROVAL OF THE PRECISE PLAN FOR DEVELOP-
MENT OF PROPERTY AT 376-380 TELEGRAPH CANYON ROAD
WHEREAS, application PCZ-75-E fora change of zone from R-3 to C-O-P for
two vacant lots, comprising 15,000 sq, ft. of property, located at the north-
west corner of East "L" Street and Telegraph Canyon Road was recommended by
the City Planning Commission for adoption, and
WHEREAS, Southwest Investment Corporation submitted a Precise Plan for
development of subject property with an 1800 sq. ft, real estate office
building, and ,
WHEREAS, the City Planning Commission, at a regular meeting held at
7:00 p,m., Wednesday, June 25, 1975, in the Council Chamber, City Hall,
276 Fourth Avenue, considered the Precise Plan for development as submitted
by Southwest Investment Corporation.
NOW THEREFORE BE IT RESOLVED AS FOLLOWS:
The City Planning Commission finds the Precise Plan, as attached, for
development with an 1800 sq. ft. real estate office building on 15,000 sq. ft.
of property at 376-380 Telegraph Canyon Road conforms to the General Plan and
ordinances of the City of Chula Vista, and recommends approval subject to the
following conditions:
1. Prior to the issuance of any permits, the two lots shall be consolidated
via a plat adjustment map.
2. All signs placed on the property shall conform to the C-0 sign standards,
3. Onsite utilities shall be undergrounded.
4. Landscaping.
a. All portions of the site not used for building, parking, or circulation
shall be landscaped, The developer shall be responsible for landscaping
and maintaining the parkways in the public rights-of-way.
b. A complete landscape and irrigation plan shall be submitted for
approval in conjunction with application for a moving permit. Such
plans shall include:
(1) Emphasis on trees and shrubs along East °L" Street.
(2) Street trees and low level plant material in the parkway
on Telegraph Canyon Road.

Architect. All slopes shall be cleared of weeds and gras=_, properly
prepared and replanted.
5. The required zoning walls are hereby waived, in accordance wiih Section
19.58.360 of the Zoning Ordinance, based on the following findings:
a. A zoning wall on the westerly property line is not required because
of the higher elevations of the R-1 lots and the high retaining walls and
fences already separating the properties.
b. A zoning wall on the northerly property line adjacent to apartment
parking lot is not required since the apartment buildings are located
about 60 feet further north and the use of the site for parking is the
same as that in the R-3 zone.
